WHAT IS THIS PROJECT ABOUT?

Auguston Town Development Inc. (ATDI) has submitted an application to amend Abbotsford’s OCP to enable future development of a mixed-use community and innovation hub called Abbotsford Tech District.

Housing affordability has decreased significantly in the past 5 years, especially in desirable communities like Abbotsford. Planning for a wide range of housing now will ensure accessible, affordable and adaptable housing demand will be met in the future.*

Abbotsford Tech District (ATD) will accommodate growth through sustainable mixed-use development, using higher densities to preserve nature and trails and create an outdoor adventure hub. Our vision is of a complete community that encourages people to:

PROJECT RATIONALE

Address growing demand for new homes by providing a mix of housing types.
Reduce the footprint of new development, preserve the natural areas and trail networks.
Create a major hub of employment to spur innovation, research and economic growth.

PURPOSE

Enable the development of a mixed-used complete community responding to Abbotsford's growth objectives and economic priorities and a growing need for affordable housing.

Working with partners like the University of the Fraser Valley and the Abbotsford School District, the area will serve as a major hub for education, inspiration, innovation, and commercialization - creating jobs and opportunities for all of Abbotsford.

Housing options

ATD will offer multi-family residential in an appealing location outside of the City Centre. Density in this location will provide greater housing choice, improved affordability for young people and families, options to ‘age in place’ and to live close to where you learn or work.

JOBS

The innovation hub will attract talent, diversify employment and spread economic benefit throughout the city. High quality education, training and diverse jobs in industries like agriculture, aerospace, and innovation more broadly will support people at all stages of their careers, providing opportunities to work near a thriving community.

COMPACT CITY

Building “up, not out” means responding to Abbotsford's growth needs in a more sustainable way. Amenities and essentials will be focused in a complete community that is walkable and vibrant. while preserving nature and trails.

Agriculture

Education, inspiration, innovation, and commercialization will help address challenges and opportunities like food security and sustainability. A centralized hub in Abbotsford, anchored by the proposed B.L. Au Centre for Innovation and Food Security, will attract talent and investment to strengthen Abbotsford's agricultural roots and enable local farmers to thrive.

Mixed-use development will locate services and amenities closer together, increasing connectivity between spaces and places. Intensification will preserve additional land to support trail creation and environmental protection, optimizing greenspace and infrastructure to create well-connected complete communities.

Compact urban development and the creation of complete communities leads to shorter trips for everyday needs, reducing commute times and encouraging use of the trail network for everyday travel and recreation. ATD will embrace active transportation, getting people out of their cars and enabling them to spend more time in nature, being active, and with their families.
